The basic difference
A carport is a roofed structure with open sides, or sometimes one or two sides closed. A garage is fully enclosed with walls and a lockable door. In steel construction, both can be built in a range of sizes, roof styles and Colorbond colours, and both can be freestanding or attached to an existing building.
Cost
A carport generally costs less than a garage of the same footprint, because it needs less cladding, no roller doors and often a lighter structure. Site works, slab, size, roof style and engineering still drive much of the price for both. Our articles on shed costs in Brisbane and on the Gold Coast explain the main cost factors without guessing at numbers that depend on your site.
Weather protection
A carport keeps off sun, rain and most hail, which covers the main threats to paintwork and interiors in Queensland. It will not stop wind-driven rain, dust, leaves or animals. A garage gives full protection, which matters more for classic cars, convertibles, motorbikes and anything you want to keep clean and dry.
Security and storage
A garage can be locked, which protects not just the car but tools, bikes, sporting gear and everything else that tends to collect in a garage. If you need storage as well as parking, a garage usually makes more sense. A carport can include a lockable storage room at one end, which is a useful middle ground.

Use beyond parking
Garages often end up as workshops, gyms, hobby spaces or overflow storage. If any of those are likely, it is worth building a garage with extra length or height from the start. Carports are better as dedicated covered parking, outdoor work areas or shelter for boats and caravans that are too tall for a standard garage door.
Fit with the property
- Small or narrow blocks often suit a carport, which feels less bulky and keeps light moving through the site.
- Street-facing structures may need to meet local design or estate guidelines.
- Carports near the house can double as a covered entry or outdoor area.
- Acreage properties often use a garage or shed for security, with an awning or carport attached for extra vehicles.
Approvals
Both carports and garages are generally treated as Class 10a buildings under the National Construction Code. Whether you need building approval, and whether planning rules such as boundary setbacks apply, depends on the size, height, location and your council's planning scheme. Carports are sometimes allowed closer to the front boundary than garages, but this varies, so always check for your property. Our Queensland council approval guide explains the general process.
Resale and appeal
Many buyers value secure, enclosed parking, so a well-built garage often adds appeal, particularly where the house has none. A neat carport is still a plus over no cover at all. The best option is the one that matches how the property is used and suits the look of the house.
So which should you choose?
Choose a carport if you mainly need shade and hail protection, want to keep cost down, or need tall clearance for a caravan or boat. Choose a garage if you need security, storage, full weather protection or a space you can use for more than parking. Many properties end up with both: a garage for the car and tools, and a carport or awning for the trailer and boat.

Is a carport cheaper than a garage?
Usually yes for the same footprint, because a carport has fewer walls and no roller doors. Site works, slab and size still have a large effect on the final price.
Do carports need council approval in Queensland?
It depends on size, height, position on the block and your local planning scheme. Many carports need building approval, so check before you build.
Can a carport be enclosed into a garage later?
Sometimes, but it may require structural changes and new approvals. If you think you will want a garage eventually, it is often better to build one from the start.
Does a garage add more value than a carport?
Secure parking is popular with buyers, so a garage often has more appeal, but the right choice depends on the property and local market.
