Why shed prices vary so much
Two sheds that look similar from the street can cost very different amounts to build. The difference usually comes down to things you can't see from a photo: the slab underneath, the steel specification, the site conditions, and the extras fitted inside. Rather than quote a figure that won't apply to your situation, it's more useful to understand the variables that move the price up or down.
Size and shape
The bigger the footprint, the more materials, labour and time a build requires. Span and height also matter. A tall shed built to store machinery or a boat will need more steel and bracing than a standard garden shed of the same floor area. Custom sizes and unusual shapes can add complexity, while simple rectangular designs are generally more efficient to build.
Site access and preparation
A flat, easy-to-reach block with good access for machinery and trucks is the cheapest scenario. Sloping blocks, tight side access, retaining walls, extra earthworks or long runs for power and drainage all add cost. If your site needs significant preparation before a shed can go up, it's worth budgeting for that separately from the shed itself. Our guide on preparing your property for a new shed covers this in more detail.
The slab
A concrete slab is usually the foundation of a durable shed, and its cost depends on size, thickness, reinforcement and ground conditions. Soft or reactive soil can require additional engineering. See our article on shed slabs for a closer look at what goes into a compliant slab.
Cladding and roofing materials
Steel cladding options vary in gauge, profile and finish. Colorbond is a common choice across South East Queensland for its durability and range of colours, but the specification you choose will affect the overall price. Heavier gauge steel and premium finishes cost more than entry-level options.
Doors, windows and access points
Roller doors, personal access doors (PA doors), sliding doors and windows all add to the cost. The number, size and type of openings should match how you'll actually use the shed. A machinery shed needs doors sized for vehicles; a garden shed may only need one PA door.
Insulation and internal fit-out
If you plan to use the shed as a workshop, studio or for anything beyond basic storage, insulation, lining, power and lighting will add to the cost. These additions are worth considering early, since retrofitting them later is often more expensive. Our shed insulation guide for Queensland explains the main options.
Engineering and wind rating
Every shed needs to be engineered to suit its location, including local wind conditions and terrain category. This is a technical assessment carried out by a qualified engineer and will vary from site to site. We don't quote wind ratings or engineering requirements upfront, because they depend on your specific address and design, not a general rule.
Council and approval costs
Depending on the size, location and zoning of your property, you may need council or building approval before construction starts. Approval pathways and fees vary by council, so it's worth factoring this into your overall budget. Read our guide on shed council approval in Queensland for an overview, and always confirm requirements with your local council or a building certifier.

Supply and install versus install only
Archon Sheds offers full supply and installation, or installation only if you've already purchased your shed kit. The right option depends on what you've already arranged and how much of the project you want managed for you. Either way, the scope of work you choose will affect the final cost.
How to get an accurate quote
Because so many variables affect shed pricing, the only reliable way to know your cost is to get a quote based on your actual site and specification. To get the most accurate figure, have ready:
- Your preferred shed size and intended use
- Photos or a site plan showing access and slope
- Any known site constraints, such as easements or overlays
- Whether you need supply and installation, or installation only
- Your preferred timeframe
With 20+ years of combined experience across Brisbane and South East Queensland, our team can talk you through the options and provide a clear, itemised quote for your project.

Is a bigger shed always more expensive per square metre?
Not necessarily. Larger sheds can sometimes be more cost-efficient per square metre because fixed costs like doors and site setup are spread over a bigger footprint. The best way to compare is to get quotes for the specific sizes you're considering.
Does Archon Sheds offer supply-only sheds?
No. Archon Sheds offers supply and installation, or installation only if you've already purchased a shed. We don't offer supply without installation.
What's the biggest cost driver for a Brisbane shed?
Size and site conditions usually have the biggest impact, followed by slab specification, cladding choice and any doors, windows or insulation you add.
Do I need council approval before I get a quote?
You can get a quote first, but approval requirements vary by council, size and zoning. Confirm with your local council or a building certifier as part of your planning process.
