Why there's no one-size-fits-all price
A shed price isn't just the cost of steel and labour. It reflects the size and design of the shed, the condition of your site, the slab underneath it, and the extras you choose. On the Gold Coast, site conditions in particular can have a big effect on the final figure.
Size, height and design
Larger footprints and taller clearances need more structural steel and bracing. Custom shapes, such as an L-shaped shed or one built to fit an irregular block, generally cost more than a simple rectangular design because of the extra engineering and material involved.
Coastal and site-specific conditions
Gold Coast sites often present their own challenges. Backyard access can be tight on canal and beachside blocks, sometimes requiring materials to be carried in rather than delivered by truck. Pools, existing landscaping and narrow side access can all add time and cost to a build. Coastal exposure may also affect the steel coating and fixings specified for durability, which is something your builder and engineer will factor in for your specific location.
Sloping and hinterland blocks
Many Gold Coast properties, particularly in the hinterland, sit on sloping ground. A sloping block can require cut and fill, retaining walls, or a more complex slab design, all of which add to the cost. If you're building on a slope, see our guide on sheds on sloping blocks for more on what to expect.
The slab
A well-built slab is the foundation of a durable shed. Its cost depends on size, thickness and the ground conditions on your site. Reactive clay soils, common in parts of South East Queensland, can require extra reinforcement. Our shed slab guide explains what's typically involved.
Cladding, doors and fit-out
Your choice of cladding profile and finish, along with the number and size of roller doors, PA doors and windows, all affect price. If you're planning to use the shed as a workshop or studio, insulation and internal lining add further cost but can make the space far more usable year-round.

Engineering and wind rating
Every shed needs to be engineered for its site, taking into account local wind classification and terrain. This is assessed by a qualified engineer for your specific address and isn't something that can be quoted as a general figure. Coastal and exposed sites may need particular attention here.
Council approval
Depending on your shed's size, location and your property's zoning, council or building approval may be required. Requirements and fees vary by council and site, so check with the City of Gold Coast or a licensed building certifier early in your planning. Our guide to shed council approval on the Gold Coast has more detail.
Supply and install, or install only
Archon Sheds provides full supply and installation, or installation only for sheds you've already purchased. We don't offer supply without installation. The option you choose will influence your total cost and the level of project management involved.
Getting an accurate quote
Because site conditions vary so much across the Gold Coast, the only way to get a reliable cost is a quote based on your actual property. Useful information to have ready includes:
- Your intended shed size and use
- Photos of the site, including access points and slope
- Any known constraints, such as easements, pools or retaining walls
- Whether you need supply and installation, or installation only
- Your preferred timeframe
With 20+ years of combined experience building sheds across the Gold Coast and South East Queensland, our team can assess your site and provide a clear, itemised quote.

Do coastal blocks cost more to build on?
They can. Coastal exposure, tight access and site conditions on canal or beachside blocks can add to the cost compared with a straightforward suburban block, but every site is different.
Does a sloping block always mean a higher price?
Sloping sites often need extra site works, such as cut and fill or retaining, which can increase cost. The exact impact depends on the slope and your chosen shed design.
Can Archon Sheds supply a shed only, without installing it?
No. We offer supply and installation, or installation only for a shed you've already purchased. We don't offer supply-only.
Who do I check council requirements with?
Check with the City of Gold Coast or a licensed building certifier, since requirements depend on your site's size, zoning and any relevant overlays.
